The Flatwoods property is located in the Gerber Groves subdivision, which is a 6,400 acre water control district that was developed in the early 1960s. Historically, the Gerber Groves subdivision was predominately planted to citrus, however in recent years there have been a significant number of acres converted to row crop farmland. The cost to operate and maintain irrigation and drainage infrastructure, including canals, pump stations, culverts, water retention areas and roadways are paid on a pro-rata basis by the landowners in the district on a per-acre basis.
